OnLine Reservations - ALL Seasons: At time of booking, 1 night stay (per room) is required for all guaranteed reservations. If booking a Wapato Ridge Townhome within 30 days prior to arrival, full balance is due at time of booking, including cleaning fee.
At Mountain View Lodge - Credit Card guarantee upon arrival. Final payment is due upon check-out. Group rates may be available and group policies must be adhered to. All rates are plus tax. Cancellation policies apply to all reservations. Memorial Day, Fourth of July, Labor Day and Winterfest are all 3 night MINIMUM stay required at SUMMER weekend rates. NO discounts given during the SUMMER season.
At Wapato Ridge - Credit Card guarantee upon arrival. Full balance is due 30 days prior to arrival. 3 night MINIMUM stay required at Summer season. Wapato Ridge Townhome rentals require a one-time cleaning fee of $125 (no tax) due at time of balance due, and a damage deposit of $500 due at time of arrival. A signed rental contract will be provided and is required.
At Mountain View Lodge - Summer Season/Holidays/Festivals/Events: More than 7 days prior to arrival – $10 + tax cancellation fee; balance refunded via original payment process. Within 7 days prior to arrival - guest will forfeit AD equal to 100% of one nights rent (per room).
Fall/Winter/Spring: More than 48 hours prior to arrival - $10 + tax cancellation fee; balance refunded via original payment process. Within 48 hours prior to arrival - guest will forfeit AD equal to 100% of one nights rent (per room).
All Seasons: "No Show" will be charged 100% of one nights rent. A stay change fee of $35 + tax will apply during the cancellation period. There are no refunds or adjustments for late arrivals or early departures. Any refund money due will be paid within 14 days of original departure date.
At Wapato Ridge - All Seasons:
More than 30 days prior to arrival: $50 + tax cancellation fee; balance refunded via original payment process.
Within 30 days prior to arrival : Advance Deposit/Full Balance will become cancellation fee and no money will be refunded UNLESS the townhome can be rebooked, in part or in full, by either us or you, subject to contract approval, at which time the original $50 + tax cancellation will apply AND include any days, in full, not rerented. Days rerented, less any cancellation fees, will be refunded via orginal payment process within 14 days of original departure date.
No Show: There are no refunds or adjustments for No Shows, late arrivals or early departures.
Promotions: There may be specific cancellation policies for specific promotions. Guests are fully responsibile for adhering to all fine print of any special deal or promotion.

No Show Policy
At Mountain View Lodge, a no show will be charged 100% of the amount of a 1 night stay. In the event of insufficient notice of cancellation, advance deposits will not be refunded. At Wapato Ridge Townhomes there will be no refund for a no show.
All Mountain View Lodge rooms and Wapato Ridge Townhomes have specific occupancy limitations that are strictly enforced. Rates are designated by the published occupancy of individual units and fees may apply for additional guests, if allowed, in any unit whether or not they are provided a cot or roll away bed. Guests are responsible for the additional fees + tax. Guests rooms that are "over-occupied" are subject to immediate eviction. Evicted guests receive no refund of any rent paid or due.
Specific policies can be found in our Pet Policies page and must be adhered to. At Mountain View Lodge pets are allowed ONLY in specific pet designated rooms, based upon availability. Guests with any pet or evidence of a pet in a NON-PET room will be subject to a $250 fine per night. At Wapato Ridge NO pets are allowed and are subject to a $500 fine and immediate eviction with no rental money refunded.
Mountain View Lodge & Resort is a non-smoking facility. A designated smoking area is provided for those guests who chose to smoke. Smoking is not allowed on/in any other area on Mountain View Lodge & Resort property. We are proud to provide our guests a fully renovated Lodge for your comfort and smoking in any room, room deck area, pool area or pavilion area will result in a $250 per night cleaning fee. We thank you in advance for your consideration of those around you and future guests of the room you are staying in.
At Wapato Ridge - NO SMOKING is allowed inside any townhome. Evidence of any smoking by smell or debris will result in a $250 fine and possible immediate eviction. An excessive cleaning fee will be charged for debris left outside for housekeeping.
Impact Fees May Apply
Mountain View Lodge & Resort, including the pool, hot tub, pavilion and grounds, is private property intended for the use of it's registered guests. An impact fee will apply to guests bringing unregistered guests for use of MVLR property, if approved. Guests of MVLR registered guests that have not been disclosed and approved, will be subject to immediate eviction. Exclusive/Event use of MVLR property is not permitted during the months of July and August. Event use of MVLR property during the months of September through June may be available, impact fees will apply if approved; please inquire with MVLR Management.
The management of Mountain View Lodge and Wapato Ridge Townhome rentals will reasonably repair, replace, relocate or compensate for issues occuring within THEIR CONTROL during a guests stay. Any force majeure event of nature is not considered within their control and will not be refunded or compensated.
Check-in / Check-out
Mountain View Lodge - Check IN time is 3pm; Check OUT time is 11am.
Wapato Ridge - Check IN time is 5pm; Check OUT time is 12pm.
Guests are fully responsible for all charges and fees incurred by those people occupying the rented room(s) that they have registered and signed for.Any excessive damage or cleaning needs will be documented and charged at $50 per hour & item cost. Your respect of our "home" is greatly appreciated.
